Aeration and overseeding work together to improve soil conditions and add new seed where more growth is needed. If the ground feels hard, water tends to sit on the surface, or the grass isn’t filling in well, those can be signs the lawn could benefit from aeration.
Aeration creates plugs in the soil, opening up the root zone so air, water, and nutrients can reach it more easily. Overseeding adds new grass seed across the lawn to help improve overall density and fill in weaker areas.
Together, they give your lawn a better chance to grow in thicker and more evenly over time.
Before aerating, we look over the lawn for areas that may need extra attention and check for visible sprinkler heads, utility covers, and other obstacles that need to be avoided during service.
We use commercial-grade aerators to remove 2–3 inch soil plugs from your lawn. This creates thousands of small openings that allow air, water, and nutrients to reach deep into the root zone where your grass needs them most.
Overseeding can be added after aeration to spread new grass seed across the lawn. It’s a good option for lawns that need more density or have thin and weaker areas that need help filling in.
*Not all grass types require overseeding, so we’ll recommend it when it makes sense for your lawn.
Starter fertilizer can also be added with overseeding to support the newly applied seed as it begins to establish.

The best time to aerate cool-season grasses such as fescue is from about September through mid October.
Warm-season grasses such as bermudagrass, zoysiagrass, and centipedegrass are best aerated while they’re actively growing, usually in late spring or early summer.
Your lawn may benefit from aeration if the soil feels hard and compacted, the grass is thinning, or water has trouble soaking into the soil.
Heavy foot traffic, mowing, construction, clay soil, and even rainfall can contribute to compaction over time.
Aeration starts affecting the soil right away, but visible changes from overseeding take longer.
For tall fescue, new seed can begin germinating in about 5–10 days when soil moisture and temperatures are suitable. From there, the lawn needs more time to fill in and establish, so the final result develops gradually rather than all at once.
In most cases, yes, you should aerate and overseed at the same time. Aerating and overseeding creates openings in the soil and improves seed-to-soil contact, which helps give new seed better conditions for germination.
Yes. Newly seeded areas need consistent moisture while the seed germinates and begins to establish.
We recommend keeping the seedbed moist with light, frequent watering during establishment rather than allowing the new seed to dry out.
The soil plugs are normally left on the lawn rather than removed. They gradually break down and work back into the soil.
No. Overseeding is especially common with cool-season grasses such as tall fescue, but it isn’t necessary for every grass type or every lawn.
If you’re ready to improve the condition of your lawn, we’re here to help with clear pricing and straightforward service.
